Senior Property Compliance and Maintenance Officer

Homes of Choice is seeking an experienced Senior Property Compliance and Maintenance Officer to make a meaningful difference in the specialised disability and social housing sector.
Reporting to the General Manager - Homes of Choice, you will help ensure our owned and leased specialised disability and social housing portfolio remains safe, compliant, fit for purpose and professionally managed.
You will lead property and fire safety compliance, contractor governance, and planned and reactive maintenance across the Homes of Choice portfolio, while providing practical technical advice to internal stakeholders.
Key Aspects Of The Role Include
- Leading property and fire safety compliance activities so assets remain safe, compliant and fit for purpose
- Developing and overseeing planned and reactive maintenance programmes, including scoping, tendering and delivery
- Managing contractor onboarding, prequalification, induction, performance and annual reviews, including compliance with the Health and Safety at Work Act 2015
- Building effective relationships with operational teams, consultants, contractors and service providers, while monitoring service delivery
- Ensuring compliance with Building Warrants of Fitness, evacuation requirements, Healthy Homes Standards, Residential Tenancies legislation, Building Act requirements and other relevant standards
- Managing maintenance, compliance and capital works expenditure within approved budgets and delegated authorities, and supporting regular performance and risk reporting.
You will be part of a small, collaborative team, and your role will be critical to meeting our service commitments and protecting the long-term performance of our housing assets.
This role will suit someone who combines strong property and contractor management expertise with a genuine commitment to improving housing outcomes for disabled people.
Ideally, You Will Have
- A full current Class 1 NZ driver licence
- Appropriate clearance from New Zealand Police and Oranga Tamariki
- At least three years of experience in property maintenance, construction or a related discipline
- Demonstrated contractor and project management experience; a relevant trade, property, project management or construction qualification is preferred
- Strong verbal communication, report-writing, record-keeping and computer literacy
- Excellent stakeholder management skills and confidence managing difficult conversations
- The ability to calmly influence and engage internal and external stakeholders, with excellent organisation and prioritisation skills.
